JOINT USAGE ON PARKING - presently, <br />there exists a License Agreement <br />between the City of Roseville, O1' <br />Mexico Restaurant and Celia N. Paster, <br />which provides for over -flow parking <br />on this site for the O1' Mexico <br />Restaurant. We are requesting that <br />the City of Roseville g• nt a joint <br />usage for these 50 sta- j between 01' <br />Mexico Restaurant and the new <br />development. This will effectively <br />reduce the 50 stall requirement to 25 <br />dedicated stalls and 25 joint usage <br />stalls. We have attached a letter <br />from the owners of O1' Mexico agreeing <br />to this joint usage. In that our <br />traffic engineers anaylsis, a copy of <br />which is attached, states that the 50 <br />stalls are needed, we are prepared to <br />re -design the parking lot at Lexington <br />Plaza which will reduce the number of <br />entrances on Lexington Avenue from 5 <br />to 1, increase the parking capacity <br />from some 325 stalls to 371 stalls <br />(net increase of 46 stalls), increase <br />set -backs in the existing parking lot <br />in certain areas from their present <br />zero set -back, improve traffic flow in <br />the parking lot and improve both <br />pedestrian and driver safety in this <br />lot. With these changes, there will <br />be a net increase of parking <br />availability for the Lexington Plaza <br />Shopping Center of 21 stalls. <br />3. SET -BACK VARIANCE FOR LEXINGTON PLAZA <br />- in order to accomplish the <br />modification of the Lexington Plaza <br />parking lot, it will be necessary to <br />request that the 15 foot set -back <br />requirement be varied in different <br />areas of the parking lot to <br />accommodate the new parking lot layout. <br />You will note that there presently <br />exists no set -back on the parking lot <br />for this development.
