Mayor and City Council Members April 11, 1986 Page Two 2. JOINT USAGE ON PARKING - presently, there exists a License Agreement between the City of Roseville, O1' Mexico Restaurant and Celia N. Paster, which provides for over -flow parking on this site for the O1' Mexico Restaurant. We are requesting that the City of Roseville g• nt a joint usage for these 50 sta- j between 01' Mexico Restaurant and the new development. This will effectively reduce the 50 stall requirement to 25 dedicated stalls and 25 joint usage stalls. We have attached a letter from the owners of O1' Mexico agreeing to this joint usage. In that our traffic engineers anaylsis, a copy of which is attached, states that the 50 stalls are needed, we are prepared to re -design the parking lot at Lexington Plaza which will reduce the number of entrances on Lexington Avenue from 5 to 1, increase the parking capacity from some 325 stalls to 371 stalls (net increase of 46 stalls), increase set -backs in the existing parking lot in certain areas from their present zero set -back, improve traffic flow in the parking lot and improve both pedestrian and driver safety in this lot. With these changes, there will be a net increase of parking availability for the Lexington Plaza Shopping Center of 21 stalls. 3. SET -BACK VARIANCE FOR LEXINGTON PLAZA - in order to accomplish the modification of the Lexington Plaza parking lot, it will be necessary to request that the 15 foot set -back requirement be varied in different areas of the parking lot to accommodate the new parking lot layout.
