r
October 25, 1979
TO: Jim Andre, City Manager
FROM: Howard Dahlgren, Planner
sUBJECT: Planning Office Hours - October 17 and 24, 1979
1. McGough. Gregg and Larry McGough were each in on the 17th and the 24th
to ae-w a proposed addition to the Ettinger Trucking Company at 2711
Fairview Avenue. This involves the construction of an addition connecting
two ex .sting structures, one of which is located 10 feet from the west
(rear) lot line. The new addition would also be 10 feet from the line, which
in this district is required to be 20 feet. At best, a variance is proposed.
lie checked with Charlie Honchell and find that an easement along this west
and south line of the property will be necessary for future storm sewer con-
struction. Zhey have agreed to dedicate this ease --,ant along with the appli-
cation for variance, which is anticipated being processed at the November 7,
meeting of the Planning Commission.
2. Ryan. Benjamin and Claire Ryan were in to discuss their property located
]ust north orth of the gas station at the intersection of Old Highway 8 and County
Road C-e-2. the land consists of approximately one acre, for which they are
proposing the possibility of a four plex, or similar structure. We suggested
they discuss this with t1ue. other properties in the area, some of which also
have considerable land area. A conbination of several of these properties
might prove fruitful.
3. Johnson. Paul Johnson was in with an ideet to construct a large pyramidal
s ap -r and restaurant at the existing Dairy Queen site across from the
beach at Lake Josephine. It became readily apparent that the scale of his
development would not fit on that relatively small site. There also exists
the problem of a bar across the road from the beach. Mr. Johnson thought
they could buy additional land from the County. ;-b suggested it would be
highly unlikely for the County to sell t►te Land, and that this land is a
wetlands with very poor soil. lie suggested he find another site.
4. Aierila. Jim Mcril<a was back to revio-i revised plans, -for the new proposed
Fiche cu`caan Restaurant to be called Quepasa at the nortl, corner of West
Perimeter Drive and Fairviaq Avenue. They have now got the site: plan coWleted
indicating a 7,800 square foot restaLwant- with 9G parking spaces. This plan
will be reviewed for site plan approval by the Planning Comtu.ssion at their
November 7, meeting.
5. Yang. Joseph Yang who is setting up a nami srtiall Chinese takeout restaurant
in—tze shopping center at B and halewas in to discuss placing a sign on the
existing roof sign frame that previously occupied his spot. ?his center was
built in 1970 under a PUD, but the signs for the stores have been placed on
the roof, contrary to the ordinance. The building inspector has notified the
landowner that the signs are not properly placed. Mr. Yana has opened his
place for business without a sign. We agreed that the buildinj inspector wc.ald
approve a temporary sign permit until such time. as the sign location issue can
be resolved.
