ATTACHMENT <br />Section 18 B - We are proposing to change the Lexington Plaza <br />parking lot configuration in such a manner as to increase parking <br />capacity (46 stalls), reduce the number of entrances along <br />Lexington Avenue from 5 to 1, and increase the existing 0 ft. set <br />back from the property line where possible, and improve traffic <br />flow throughout the shopping center. In order to accomplish <br />this, we are asking the City to vary its zoning code in the <br />following areas of our property: <br />1. Reduce the set -back requirement along Larpenteur Avenue <br />from 15 feet to 5 feet from the Southwest corner of <br />our property 126 feet to the East. <br />2. Reduce the set -back along North Lexington Avenue from <br />15 feet to 7 feet between Larpenteur Avenue and Roma <br />Avenue. <br />3. Reduce the set -back along Dionne Avenue from 15 feet to <br />0 feet on both sides of the street for the entire <br />length of our property. <br />4. Reduce the set -back alonS Roma Avenue from 15 feet to 8 <br />feet from the Northwest corner of our property 144 feet <br />East and from 15 feet to 0 feet from 144 feet East of <br />the Northwest corner of our property to the Northeast <br />corner of our property. <br />Please note that there is presently a zero foot set back from the <br />parking lot to the property line on this property. <br />
