Benshoofland Jon Wertjes <br />REFER TO FILE: 86-34-09 <br />RE: Parking Study for Lexington Plaza Shoppes <br />PURPOSE AND BACKGROUND <br />FEB 2 819E6 <br />P.ASTE.R Ebi <br />This memorandum documents the results of our parking study <br />for the proposed Lexington Plaza Shoppes development in the <br />City of Roseville. The principal purpose is to determine <br />whether the City's current requirement that 50 spaces on the <br />proposed Lexington Plaza Shoppes site be reserved for use by <br />the 01' Mexico Restaurant is still necessary. <br />Lexington Plaza is located along Lexington Avenue, north of <br />Larpenteur Avenue. The two existing buildings are located <br />on the east side of Lexington Avenue, while the proposed <br />Lexington Plaza Shoppes will be located opposite building B <br />(site of the 01' Mexico restaurant) on the west side of the <br />roadway. The proposal will consist of a retail building of <br />27,050 sq. ft. with 160 parking spaces provided. <br />In order to establish current parking usage for Building B, <br />a survey of existing parking on that site and the site of <br />the proposed Plaza Shoppes was conducted from 6:00 to <br />9:40PM on Friday and Saturday, February 21 and 22, 1986. <br />The site of the proposed Plaza Shoppes is currently a paved. <br />parking area, with these spaces available for use by the <br />restaurant. The results of the survey are illustrated in <br />the table below. <br />
