.4 <br />To: Rick Jopke, Zoning and Planning Administrator <br />From: Doug Strong, Engineering Supervisor <br />Re: Planning Files <br />Date: June 16, 1989 <br />File No. 1991: <br />This file deals with the rezoning and special -use permit for the <br />lot located at 2824 old Highway 8. This lot previously had a <br />service station located on it until it burned down a number of <br />years ago. The original lot was only partially zoned to <br />accommodate a service station. The new proposed building is <br />located on the lot covering that portion which is presently zoned <br />single-family (R-1). The engineering department has reviewed <br />this proposal and has the following recommendations: <br />1. There is an existing storm sewer located on the north side <br />of County Road C-2 which is proposed to be utilized as part <br />of this development. Information must be provided <br />indicating the existing to�hs�eWrline is able to handle <br />proposed service station <br />the volume of run-off from <br />e <br />lot. <br />2. Since the lot was only partially developed, the East part of <br />the lot did not receive any water assessment. Uncollected <br />water assessment in the amount of $306.15 is due and payable. <br />3. The proposed location of the new station is in such a <br />location on the lot that the soil conditions are suspect and <br />should have soil borings taken prior to the issuance of a <br />building permit. <br />4. No utility plans indicating the location of the proposed <br />sewer and water services was provided. There are two <br />sanitary sewer services presently provided for this lot, and <br />as per city code if one of the services is to be abandoned <br />it must be done so at the city main. <br />5. Concrete curb is required to be installed around the entire <br />perimeter of the paved parking area. <br />Page 2 <br />
