The proposed dehydrating facilities <br />are to <br />be enclosed <br />in a <br />structure. <br />These plans are attached to this <br />report. <br />You will <br />notice <br />that the <br />structure is 29 feet, 8 inches high <br />with the <br />stack projected to <br />43 feet, <br />10 inches from the ground. The <br />structure <br />is proposed <br />to be <br />built of <br />concrete block. We suggest that <br />such a <br />structure <br />would <br />be more <br />attractive if it were to be enhanced with additional finish. The plans <br />indicated a concrete modular unit, <br />though the details of <br />such a <br />unit are <br />not explained. <br />6. We are having another conference with the applicant after this report is <br />completed. We will ask for additional detail regarding the handling of <br />the structure, its building material, finished texture, and color. We will <br />also request the applicants to furnish a larger scale copy of the <br />proposed plan so that they are readable. These will be sent under <br />separate cover to members of the Planning Commission and Council so <br />as not to delay the preparation of this report. It should also be noted <br />that the City Attorney has advised the applicants that they may <br />proceed with construction with the risk that a special use permit may <br />not be issued. It* appears that the principle concern may well be with <br />the aesthetic impact produced by the finish of the structure and the <br />handling of the site. <br />7. The Fire Marshall notes <br />that the water <br />line serving the site, which is 6 <br />inches, is of a minimum size. An <br />additional fire hydrant near the <br />loading rack is required. <br />The proposed <br />building is H-2 occupancy, <br />which <br />requires automatic sprinkler <br />protection. <br />8. It would be appropriate <br />to discuss with <br />the applicants at the <br />public <br />hearings the extent to <br />which the site could be brought up <br />to a <br />conforming status, as <br />well as the <br />handling of the proposed <br />new <br />structure. <br />Post Deport Note: <br />Since preparing this report, the applicants have agreed to prepare amended <br />plans indicating new areas of asphalt and curbing, details of the modular block <br />unit, and measures to be taken for spill containment, related to new hard <br />surface and curb areas. The amended plans and additional statement will <br />hopefully be attached to this report. <br />
