In establishing this concept as a practice, it may have a <br />long range impact where future variances proposed could ultimately <br />reduce the established 20 foot distance between structures to something <br />less. If a larger home is essential (on a given site), this can be <br />accomplished by increasing the depth of the structure, rather than the <br />length. The only limitation as to depth in the Ordinance is the <br />requirement that there be a 30 foot rear yard, not to be occupied by a <br />principle structure, and that no more than 30 percept of the lot will be <br />occupied by a structure. Thus, on an 84 feet by 150 foot lot, a 3,778 <br />square foot, one story residence can be developed. <br />7. No additional dedication of right-of-way is required for this plat since <br />the Skillman Avenue cul-de-sac is adequately platted at 60 feet and <br />Fairview Avenue is platted at 86 feet in width (in accordance with the <br />County right-of-way width plan). Fiowever, perhaps there is a question <br />as to the possible ultimate extension of Skillman Avenue to the west. <br />You will note by looking at a copy of the sketch showing the subject <br />property, that Skillman Avenue could be extended west if tite southeast <br />portion of the Fairview Community Center site was to be further <br />developed. Actually, Skillman Avenue at this point was initially platted <br />all the way through from Fairview to Cleveland. Tho portion that is <br />now occupied by the Fairview Community Center site was vacated in <br />1974, and the lots that were initli'sllyr platted to the south of Skillman <br />Avenue ware purchased by the School board. <br />a.
