r <br />July 31, 1989 <br />Signing Criteria: The Crossroads at Roseville <br />The following criteria shall govern all sign work furnished and installed <br />by Tenant for the storefront and/or the exterior of the Premises: <br />I. Design, content and details of signs must be approved by Landlord and <br />Landlord's architect prior to fabrication and erection of the signs. <br />Although previous signing practices of Tenant will be considered, they <br />will not necessarily govern the signing to be installed at the <br />Crossroads at Roseville. <br />2. All sign design, detail, content and locations must be per <br />governmental code and approved by city and/or county. <br />3. All signs which front on any interior common area shall be (i) not <br />more than two feet (21) in height; (ii) approximately flush with the <br />storefront to which affixed but in no case projecting more than six <br />inches (6") beyond "Leasr Line" or more than two inches (2") beyond <br />"Lease Line" if sign is lower than 7'-0" above floor; (iii) a length <br />which does not exceed 80% of the linear frontage of the store on which <br />it fronts and (iv) no closer, than 4" from the neutral head strip or <br />18" from either neutral pier (v) of a design approved in writing by <br />the Landlord. <br />4. There shall be no rooftop signs. <br />5. No signs will be permitted at the rear of any buildings. A sign on <br />delivery/service door at rear of the Premises is permitted. <br />6. There shall be no signs painted on the exterior surface of any <br />building. <br />7. The following types of signs or sign components shall be prohibited. <br />a. <br />Signs <br />employing <br />rotating, moving or flashing lights. <br />b. <br />Signs <br />employing <br />exposed raceways„ ballast boxes or transformers. <br />C. <br />Signs <br />employing <br />painted non -illuminated letters. <br />d. <br />Signs <br />employing <br />luminous -vacuum formed type plastic letters. <br />e. <br />Signs <br />of box or <br />cabinet type. <br />f. <br />Signs <br />employing <br />unedged or uncapped plastic letters or letters <br />with no <br />returner <br />and exposed fastening. <br />g. <br />Paper <br />or cardboard signs, stickers or decals hung around, on or <br />behind <br />store front (including glass doors and/or windows). <br />h. <br />Signs <br />placed at <br />right angles to any front. <br />Page l of 3 <br />
