8. Temporary Signs. Tenant shall install temporary store name signs in <br />the event Tenant does not have permanent, approved signs installed at <br />the time Tenant commences business provided, however, all such signs <br />shall be professionally constructed of material and color harmonious <br />with store front and shall be approved by Landlord in writing in <br />advance. Paper signs and signs painted directly on store front or <br />show windows are not permitted. <br />9. All Tenant identification signage must be illuminated, however, minor <br />areas of unlit lettering, logo, etc., will be allowed. <br />10. Major tenants will be allowed exterior signage. Major tenants are <br />defined by the Landlord as the theatre, Kohl's, Best Buy Co., Rainbow <br />Foods, "sit down" restaurants, and major space users will also be <br />provided outside signage, subject to Landlord and city approval. <br />11. Major Tenants other than Kohl's, Best Buy Co., and Rainbow Foods who <br />will be entitled to exterior signage on the continuous sign strip must <br />conform to the following specifications: <br />a. Tenant's sign shall be store -identity signs only. Tenants will <br />he restricted to copy which will designate the Tenant's proper <br />name product and/or service. <br />b. Tenants will be allocated an area on the exterior of the shopping <br />center for their signs. This area will be part of the continuous <br />strip. <br />C. Tenant's sign shall be restricted to an area on the exterior <br />strip, which shall not be higher than 12" from the top edge of <br />the fascia strip and not lower than 12" from the bottom edge of <br />the fascia strip. Letters shall not exceed 30" in height. <br />d. Letters must be centered on the sign strip and the amount of <br />linear feet available to tenant, if any, is subject to Landlord <br />and city approval. <br />C. Tenant's signs shall be illuminated letters which shall be <br />fabricated of aluminum returns with a" maximum, depth, translucent <br />plastic faces and 1" trim cap. Internal illumination shall <br />consist of neon tubing .arid concealed transformers. Illuminated <br />letters must be installed with conce kle;d fast.onors and not have <br />exposed neon, lamps, light fixtures or wiring. Landlord will <br />have electricity stubbod to the strip. <br />The above specifications will. also apply to than specialty sign arenas <br />adjacent to the; mall antriers as indicated on they Sign Program. <br />12. Kohl's, Best Buy Co., and Rainbow are entitled to exterior signage <br />within the boundaries stipulaatod on the elevations as their "Permitted <br />Area."
