1.6 "City Roadway Improvements" means and includes, jointly and severally, the roadway improvements identified in 90-14 as set forth on the attached ►xhibit J. 1.7 "City Storm Sewer Improvements" means and includes, jointly and severally, the improvements identified in 89-20 as identified on the attached Exhibit K. 1.8 "Council" means the City Council of the City of Roseville. 1.9 "County" means Ramsey County, Minnesota. 1.10 "Crossroads of Roseville" means the improvements to be constructed on the Crossroads Parcel as set forth in this Agreement. 1.11 "Crossroads Parcel" means the real property legally described on Exhibit B hereto. 1.12 "Declaration" means that certain Declaration of Covenants and Restrictions which the Developer has executed simultaneously herewith and which is attached hereto as Exhibit G. 1.13 "Developer" means Welsh Crossroads 89, a Minnesota Uoneral partnership. 1.14 "Development Contract" means this contract between the City and the Developer. 1.15 "Developer Improvements" means and includes, jointly and severally, all the improvements identified in Article 5 and on the attached Exhibit H. 1.16 "Development Plans" means all those plans, drawings, specifications and surveys identified and checked on the attached Exhibit I, and hereby incorporated by reference and made a part of this Development Contract. 1.17 "Developer Public Improvements" means and includes, jointly and severally, all the improvements identified and checked on the attached Exhibit H that are further labelled "public". Developer Public Improvements are improvements to be constructed by the Developer within public right-of-way and which after approval by the City are to be dedicated to the Public and accepted by the City. The term Developer Improvements shall include Developer.• Public Improvements. 1.10 "Equitable Parcel" means the real property owned by Equitable Life Assurance Society of the United States, a New York Corporation, and legally described on Exhibit C hereto. 3
