M HAR MAR-CW PARTNERSHIP 1100 International Centre 900 Second Avenue South Minneapolis, Nit 55402 (612) 347-7004 October 27, 1988 City Planning Commission and City Council City of Roseville 2660 Civic Center Drive Roseville, MN 55114 Ladies and Gentlemen: This letter accompanies an Application to Rezone, to obtain a Special Use Permit and to obtain a Variance Zoning Ordinance in connection with the Property at 2168 North Snelling Avenge, Roseville, Minnesota. At the present time the Property contains a closed Sinclar gasoline station. The Applicant intends to tear down the existing building and build a 6-bay, 3,663 square foot building which will be used as a Car-X Brake & Muffler Repair Shop. The Applicant is seeking a rezoning of the property from its present zoning of SC up to a zoning of B-3 which is more compatible with the use of the Property. 3-3 zoning allows the proposed use with a Special Use Permit. The proposed use meets a.11 of the requirements of the B-3 Zone of the Code, except :For the parking requirement. The Zoning Code requires the proposed development to have 22 parking spaces. The development we are proposing contains 16 parking spaces. In addition, there are six bays for the parking of cars inside the pro,,_;:;ed building. In support of our request for the granting of the variance, we enclose with the application: I. A letter dated October 3, 1988 from Twin Cities Muffler & Brakes, Inc., the company that will be operating the subject property, stating that the total number of employees at the property will be four. 2. A letter dated Oc:ober 3, :�988 from Twin Cities Muffler & Brakes, Inc. stating that the number of employees at a comparable facility located in Maplewood is four.
