The Applicant intends to tear down the <br />existing building and build a 6-bay, 3,663 square foot building <br />which will be used as a Car-X Brake & Muffler Repair Shop. <br />The Applicant is seeking a rezoning of the property from <br />its present zoning of SC up to a zoning of B-3 which is more <br />compatible with the use of the Property. 3-3 zoning allows the <br />proposed use with a Special Use Permit. <br />The proposed use meets a.11 of the requirements of the B-3 <br />Zone of the Code, except :For the parking requirement. The <br />Zoning Code requires the proposed development to have 22 <br />parking spaces. The development we are proposing contains 16 <br />parking spaces. In addition, there are six bays for the <br />parking of cars inside the pro,,_;:;ed building. <br />In support of our request for the granting of the <br />variance, we enclose with the application: <br />I. A letter dated October 3, 1988 from Twin Cities <br />Muffler & Brakes, Inc., the company that will be <br />operating the subject property, stating that the <br />total number of employees at the property will be <br />four. <br />2. A letter dated Oc:ober 3, :�988 from Twin Cities <br />Muffler & Brakes, Inc. stating that the number of <br />employees at a comparable facility located in <br />Maplewood is four. <br />
