A letter from the contractor that built the Maplewood <br />facility stating that said facility has a total of 16 <br />bays for a Car-X Muffler & Brake Shop, a Jiffy Lube <br />and a Safelite Glass Shop and 25 on --site parking <br />stalls. <br />4. A memo from Twin Cities Muffler & Brakes, Inc. <br />stating that the maximum number of parking spaces <br />that would be needed at any time would be six for <br />customers' cars and four for employees' cars. <br />5. A comparison of existing Muffler Shop installations <br />in the Twin Cities Area which companies the number of <br />parking stalls on the Muffler Shop Properties as <br />compared to the number of work bays. In almost all <br />instances, the existing Muffler Shops have fewer <br />parking spaces per bay than will the Subject Property. <br />The proposed development will substantially increase the <br />property values by replacing a vacant, obsolete, gas station <br />with a modern business. The proposed development should not <br />have any negative impact as far as health, safety and parking <br />is concerned.
