1 <br />L <br />I <br />1 <br />ii <br />5 <br />fl <br />11 <br />The townhouse buildings will be designed with a residential character <br />to blend with existing neighborhood and will include, for management <br />purposes, a full-time, live-in Resident Director. Parking for the <br />housing is required at the rate of two spaces per unit. For the 24 <br />units, 48 parkings spaces are required. On the plan that is <br />submitted, 85 spaces have been provided. <br />B. School Building: This facility will consist of a one-story, <br />15,000-17,000 sq. ft. building. It will accommodate 300 students and <br />35 staff and will function year round. The exterior of the building <br />will be designed to blend with the townhouse units and will include <br />many of the same materials. Parking for the school is required to be <br />a total of 53 spaces. The plan submitted includes 217 spaces. The <br />intent of this design is to prevent parking on any of the public <br />streets. Thus, a large parking area has been provided and, in fact, <br />74 stalls have been designated on the site plan as "future <br />parking"areas should the need arise. <br />3. Landsca in /Gradin : Landscaping and grading plans have been provided <br />w tFi this submittal. They indicate extensive earth bermi ng around various <br />areas of the site -and special landscaping attention along Grandview <br />Avenue. <br />4. Zoning: This submittal is a Planned Unit Development and requests the <br />0 owi n g : <br />A. The townhouse portion of the development remain zoned R-3. <br />B. The school portion of the development be revised from R-3 zoning to <br />B-1 zoning. <br />C. That the project be allowed to be constructed in two phases. <br />D. That the construction of the new water main be done in compliance with <br />city specifications, and that it be dedicated in an easement to the <br />City for control and maintenance. <br />E. That the construction of a curb cut on Grandview Avenue be allowed and <br />connected to the parking area of the townhouses, at the time and in <br />the event, that the townhouse portion of the project is separated from <br />the school. <br />2 <br />
