This application was tabled at the November meeting of the Planning <br />Commission to its December meeting. The purpose was to allow the <br />applicant and applicant's consultants to modify and to provide greater <br />detail particularly in the areas of: <br />g. Staging of the townhouse devel iment proposal; and <br />b. Possible modifications to access conditions, additional traffic data <br />and analysis, and plans for providing garage units. <br />Additional InkirmaGon and revisions have been prepared by the <br />applicant's consuitants and reviewed by City Staff. Copies of the <br />revised plaans, project description, and traffic analysis are attached. <br />Also attached is a ciapy of the planning report prepared for the <br />November meeting. we have not included the seven page report <br />prepared in 1985 relating to the initial development proposed by Yorkton <br />Limited, Inc. That material, however, was reprinted for the November <br />refaerUs. <br />you will note in reviewing the revise(j application= that the access to <br />Grandview Avenue has been eliminated. The applicant, however, <br />requested th-at in the unlikely event that the school is moved to another <br />site, : dr veaaly #1�rc—s to GrandvielAr Avur�a�e will be allowed to serve <br />tla, townhouse units, with tine condition that access will be <br />t lireiie�r�te�d to the school building grounds to tlle south. This does not <br />seecr� unrerisona►ble, particularly when one considers the potential traffic <br />impzIct if a row of single-family homes were developed at the south <br />side of Grandview instead of the clay -care center and the Bradford <br />School: development proposal. <br />.3 <br />
