PETITION <br />Date: October 3 1988 <br />We, the undersigned residents of Roseville, oppose the Dove <br />Development request for a Planned Unit Development, <br />preliminary and final plot, and variance to minimum lot size <br />requirements for a Planned Unit Development at 999 West <br />County Road B and 2175 Victoria Avenue North. <br />LEGAL DESCRIPTION: <br />Parcel 1: <br />The West 134.73 feet of the South 323.32 feet of Lot 17, <br />Auditor's Subdivision No. 46. <br />Parcel 2: <br />the North 80.83 feet of the South 249.49 feet of the East <br />269.44 feet of Lot 17, Auditor's Subdivision No. 46. <br />Parcel 3 : <br />The North 105.14 feet of the South 330.14 feet of the East <br />60 feet of Lot 15, Auditor's Subdivision No. 46. <br />Reasons for our opposition are as follows: <br />1) There are 1.5 acres being developed in this plan which <br />is less than 2.0 acres required by city statute. <br />2) This Planned Unit Development will set a precedent for <br />future Planned Unit Developments in the City of <br />Roseville. The potential for additional units already <br />exists to the east of the private drive. <br />3) Private drive is not being built to city standards. <br />4) Traffic on County Road B is already congested and <br />creates a risk of accidents to motorists and <br />pedestrians. This planned de--eloj-me._ . will increase <br />traffic and as a result increase the risk of traffi accidents. c <br />5) Residents are concerned about wildlife in this proposed <br />area. The residents propose that an Environmental <br />Impact Study be done. <br />
