4. <br />Where money is paid in lieu of land, values shall be <br />. <br />based on land value exclusive of buildings or <br />improvements. <br />5. <br />Where a newly created lot is occupied by an existing <br />building to be retained, payiaent shall be required for <br />that parcel. Payment shall be made for the value of <br />new parcels to be created for new development. (If an <br />existing lot with a single-family home is divided to <br />J <br />create one new lot, the money in lieu of land fee shall <br />be for one dwelling unit only.) <br />6. <br />Payment of money in lieuof land feesaredue at time <br />of filing of the final plat. <br />7. <br />Land dedication for park use may include fee title or <br />easements for pathways, bicycle trails, major <br />preservation areas, or areas for passive recreation <br />and/or active recreation.
