lS <br />1 <br />STAFF REPORT <br />ROSEDALE SITE <br />MIDAS MUFFLER & BACHMANS FLORIST <br />The Rosedale site consists of five buildings on four parcels. <br />All four of the parcels are occupied. Two of the buildings on <br />the site, Midas Muffler and Bachman's Floral Center were <br />inspected by staff and the following conditions were observed. <br />The conditions observed would require substantial renovation or <br />clearance in order to correct them: <br />Midas Muffler: <br />Building is a single purpose, free-standing structure that <br />is built into the side of the hill. The structure is not <br />suitable for conversion to another type of occupancy or <br />improvement. Existing parking conditions at the Center <br />would prohibit expansion of the structure. <br />Bachman's Floral Center: <br />Building is a single purpose, free-standing structure that <br />is located in the middle of the parking lot. The structure <br />is not suitable for conversion to another type of <br />occupancy, enlargement, or improvement. Existing parking <br />conditions at the Rosedale Center would prohibit expansion <br />of the structure. <br />Staff has also expressed concerns about potential problems for <br />emergency vehicle access in and around the Rosedale site. <br />Increased traffic flow in the area has had a negative impact on <br />the response time of emer.•gency vehicles, particularly fire <br />apparatus from nearby Fire Station# 2. <br />
