M E M O R A N D U M <br />DATE: September 1, 1988 <br />TO: Planning Commission Members <br />FROM: Rick Jopke <br />SUBJECT: Update Planning File 1869 Gem Investments request for <br />approval of Special Use Permit for a PUD car wash and <br />self storage. <br />The Planning Commission has previously recommended denial of this s <br />ut the exterior building materials <br />request because of concerns abo. <br />and drainage. At the city council meeting, the applicant.; <br />requested that the council not take action on the proposal and <br />refer it back to the Planning Commission so that they could' <br />resolve the exterior building material and drainage questions. <br />The City Council referred this matter to the September 7 Planning <br />Commission meeting.Attached are the revised' materials which <br />have been received concerning this. matter. <br />The Rice Creek Water Management Board has apparently approved, <br />this request with the following conditions. <br />1. That the skimmer be redesigned in accordance with their <br />requirements. <br />2. That the inverts 'be verified at the existing trench piping <br />system that exists off of their property. <br />The applicant has agreed take care of these conditions. The City <br />Engineering staff has some remaining concerns relating to the <br />fact that there would be ponding against the building, and that <br />some slopes are too steep. <br />The applicants have provided additional detail on the proposed <br />exterior building materials which indicate that a combination of <br />brick and brick embossed concrete would be used. The attached <br />drawings show the location u_.d percentage of these materials. <br />The applicant has also submitted color photographs of the use of <br />brick embossed concrete on other buildings. These pictures will <br />be available for commission review at the September 7 meeting. <br />
