Investments <br />South of County Road C, <br />Between Cleveland <br />and <br />Fairview (see sketch) <br />Approval of Special <br />Use <br />Permit for Planned <br />Unit <br />Development, Car Wash <br />and <br />Self -Storage Facility <br />1. This development proposal has been tabled from previous Planning <br />Commission meetings pending clarification of the handling of drainage, <br />use of materials, and signage. Most recently, these delays were at the <br />request of the applicant to allow time to clarify these details and, in <br />particular, to allow consideration by the Rice Creek Watershed District. <br />2. With respect to the drainage question, approval has now <br />been obtained <br />from the Rice Creek Watershed and the applicants have <br />met with the <br />staff engineers regarding their proposal. The staff is now <br />satisfied with <br />the solution of 12 inches thick with a 4 inch brick veneer. <br />Where this <br />concrete is exposed, it is agreed that it will be color impregnated to <br />match the brick and will occur only contiguous to the <br />ponding area <br />where it is below the average surrounding grade. In other <br />words, where <br />the pond level may rise (in a storm), the water will be <br />against solid <br />concrete rather than a brick veneer surface. This way .;it will last <br />longer and will not have any considerable aesthetic effect. <br />Attached is <br />a wall section labelled "Option B" indicating this construction method. <br />Also attached is a copy of the drainage plan as currently <br />proposed. <br />3. With respect to building materials, attached is a site plan indicating <br />through the use of a heavy dotted line those areas where brick will be <br />used for 100 percent of the exterior wall and where it will be <br />used at <br />30 percent. Basically, the enth -; structure at the front of the <br />site will <br />be brick and the end walls on the storage units will be 30 <br />percent <br />brick with the remainder being an embossed brick in a pre -cast panel. <br />The applicant will bring samples of these materials for the <br />Planning <br />Commission and Council to view. <br />4. With respect to the signage, the applicants have submitted an <br />enlarged <br />section of the site plan indicating the location of the sign <br />near the <br />north end of the property (oriented to County Road C). You <br />will note <br />that the sign is to be 25 feet high, with 100 square feet of area, and <br />located approximately 40 feet from the front property line. <br />Actually, <br />in this case a small portion of the property in question lies <br />north of <br />the railroad right-of-way.
