There has been a number of variances allowing signage to be <br />closer to the railroad right-of-way for development south of the tracks <br />(as this development is). It would appear that the proposed location is <br />reasonable. <br />5. In general, it is true that much of the development in this area of the <br />City south of the tracks is substandard. This development is the first <br />of major redevelopment, and it would appear that the proposal as <br />designed will be a substantial improvement. If the Commission and <br />Council feels that the proposed embossed brick pattern at the ends of <br />the mini -storage structures is aesthetically reasonable, we would suggest <br />that the handling of the mini -storage is a reasonable solution. The <br />mini -storage facilities do not begin until near the middle of the site. <br />All of the surfaces of the structure in front of the mini -warehouse <br />buildings to the west, north, and east will be brick. <br />6. This application seeks a Special use Permit for approval of the <br />mini -storage facilities and .he car wash facilities. Because there are a <br />series of principle structures, the combined development is being <br />reviewed as a Planned Unit Development. Conditions that may be <br />attached include: <br />a) Exterior materials shall be as specified (or amended by the <br />Planning Commission and Council); and <br />b) The engineering and landscaping details will be subject to final <br />staff review. <br />
