City of Roseville. <br />May 31, 1988 <br />Page 2 of 3 <br />The Tile Shop is a specialty retailer engaged in the distri- <br />bution and sale of flooring and wall covering products to <br />commercial customers and the "do -it yourself" consumer <br />market. The Tile Shop's facility concept is a warehouse - <br />style display/showroom which serves as both wholesale and <br />retail sale space and, at the same time, a warehouse for <br />storage of inventory. The Tile Shop is proposing to lease <br />16,512 square feet at the west end of the subject property. <br />Of this, less than 5% would likely be finished as office <br />space, and the balance will be warehouse/display area. <br />The Tile Shop has reviewed the existing parking available at <br />the property and expects it to be sufficient for its <br />business needs. However, if additional parking is needed in <br />the future to meet the needs of The Tile Shop or other <br />future tenants for the property, the site can accomodate an <br />expansion of parking on the west, or Fairview Avenue, side. <br />To demonstrate the potential of providing additional parking <br />to serve the building, I have enclosed two (2) full size <br />copies and twenty-six (26) reduction copies of an alternate <br />Site Plan which depicts how eighteen (18) additional new <br />spaces could be added on the Fairview Avenue side of the <br />building, to provide a total of seventy-nine (79) stalls <br />for the site, or a ratio of 2.69 stalls per 1,000 square <br />feet of gross building area. <br />This parking expansion apparently would require a parking <br />set -back variance. The existing parking set -back from the <br />west property line to the west curb of the parking area is <br />40 feet. Te accomodate the potential parking expansion and <br />provide double -loaded parking on the west side of the <br />building would require expansion into the landscaping area <br />to the west by an additional 25 feet, resulting in a new <br />parking set -back of 15 feet from the property line. <br />At this time, we are not seeking or applying for a parking <br />set -back variance and do not intend to install the <br />additional parking until and unless it is needed by tenants <br />within the property. The alternate site plan is submitted <br />to demonstrate that additional parking can be developed on <br />the site. <br />Included in this submission, is our check in the amount of <br />$200.00 for the Rezoning and Special Use Permit application <br />fees.
