r'• <br />VI -.A <br />January 11 1988 $3500.00 <br />February 1, 1988 $3500.00 <br />March 1, April 1, May 1 <br />June 1, and July 1 $5000.00 each month <br />(2) Cash: <br />The balance of Nine Hundred Sixty -Eight Thousand <br />(6968,000.00) Dollars, cash, shall be paid as of <br />the date of closing. <br />3. CLOSING. <br />A. Date and Place. <br />The closing shall be held on or before August 1, 1988, <br />at such place and time as the parties shall mutually <br />agree. <br />B. Closing obligations. <br />At closing, the Buyer shall pay the purchase price in <br />the manner hereinbefore provided, and the Seller shall <br />deliver to the Buyer, the following items, and the <br />following duly executed documents, to -wit: <br />(1) A general Warranty Deed conveying marketable title <br />to said premises, subject only to the following <br />exceptions: <br />a. Building and zoning laws, ordinances, state and <br />federal regulations; <br />b. Restrictions of record as of the date hereof, <br />in any, relating to the use or improvement of <br />the premises which will not interfere with the <br />planned development of the property; <br />c. Utility and drainage easements of record as of <br />the date hereof, if any, which will not inter- <br />fere with the planned development of the pro- <br />perty; <br />d. Permitted encumbrances as shown on Exhibit "Ap <br />hereto. <br />(2) Owner's Duplicate Certificate of Title or a <br />complete Abstract of Title, last continued and cer- <br />tified to within 30 days of the date of closing. <br />The Seller shall pay all State and County Deed Taxes, if <br />any, for the recording of the Warranty Deed, and the <br />Buyer shall pay recording fees. Upon the delivery of <br />the foregoing documents, the Buyer shall pay -the <br />purchase price as hereinbefore stated. <br />-2- VI -A <br />
