Yale Marshall <br />2120 No. Cleveland Ave. <br />Roseville, MN 55113 <br />April 28, 1988 <br />Enclosed are tAe required documents to support a Division of the <br />Lot now platted as Lot 1, Sharondale Addition #3 into two Parcels, <br />A and B. I had anticipated making this division even back when I <br />first platted this Addition #3, but felt I would wait until I had a <br />definite inquiry from a prospective buyer. <br />That has now happened, and so I would like to proceed with the <br />division. Parcel A will still be a roomy lot, with my house situated <br />comfortably at its center. Parcel B will be a very deep lot to provide <br />for a house situated back from the street farther than those on Lots 2 <br />and 3. This is caused by the rather narrow frontage of the lot. It <br />should provide a delightful locatio.i without causing crowding to the <br />houses closer to the street. <br />Parcel B has contained a large pile of dirt excavated from the house <br />of Lots 2 & 3. I have been waiting over a year to find when th <br />house on lot 3 would be finished off and whether they would war <br />any of this dirt for their landscaping. The time has certainly corn <br />to use this dirt to achieve a practicable landscaping of Parcel B, a <br />was first envisioned and spruce things up. My prospective buyer i <br />interested in having this dirt to keep his house situated high on th <br />Parcel. Of course, the previous drainage pattern would still h <br />maintained, with natural drainage northward along the Eastern edge c <br />Parcel B, as well as natural drainage westward along the Southei <br />edge of Parcel A. <br />I have had borings taken and find that the subsoil is favorable for <br />building where my buyer plans. The old garage I still use straddles <br />the proposed line between Parcels A & B. When I get some earnest <br />money to work with, I will destroy that garage and build a new <br />two -car garage, situated more reasonably northwest of the northwest <br />corner of my house. This will provide a little shelter from wintry <br />winds and will situate it exactly even with the garage of the <br />next -door house to the north. It will be nicely masked by existing <br />trees. <br />I hope the material provided will alluw this division to <br />undue delay. <br />Yours truly, <br />1 <br />proceed without <br />
