s <br />An Alternate Plan for the <br />Disposition of the Back Comer of Lot #1 <br />In dividing up my original square lot, it was inevitable that one lot <br />would end up with the back corner of, say, 100'X100' which would <br />never have any sort of viability as a separate lot due to lack of <br />frontage. <br />In my platting of Lots 2 and 3, I determined their depth so as to <br />leave the Cleveland frontage of my remaining lot as 1701, which would <br />leave open the possibility of splitting this into two 85' lots at some <br />future date. <br />In dividing Lot 1, earlier this month, I followed what seemed like <br />the obvious step of keeping the back 100' X 100' with Parcel B, the <br />lot on Eldridge. However, in trying to put a price to this lot, I <br />realized that its area was thus inflated to a rather impractical 26,255 <br />sq. ft., and any realistic price became prohibitive. <br />Given the 75' deep tongue to Eldridge and the rather shallow depth of <br />the Eldridge sewer, any builder on the Eldridge lot will want to keep <br />his house as far South as possible, thus rendering the excessive back <br />area rather pointless, unless he were interested in a swimming pool or <br />a tennis court. <br />So I finally came to the realization that I was more or less throwing <br />away this back corner, which is valuable to me. I heard it mentioned <br />that after a lot division, adjustments to the actual back line might <br />be reached by some sort of administrative action, so long as the front <br />of the lot was a viable lot. So I let the original Lot Division <br />complete itself. <br />I now see a much wiser way of dividing the lot, which simply involves <br />my keeping that back corner as part of my own lot (Parcel A). This <br />would cut the front lot (Parcel B) down to a manageable size with a <br />more reasonable selling price. This lot would now be 100' wide and <br />130' deep (not counting the inevitable but rather useless front tongue <br />of land 43' X75') which makes it a lot size exactly comparable with <br />Lots 2 & 3 beside it. <br />The extra 100'X100' back corner might at first seem to be an <br />ungainly addition to the otherwise conservative shape of Parcel A <br />(1701X2001). But on thinking it through more carefully, I can find <br />many advantages of retaining this back corner: <br />1. I made use of a preexisting greenhouse foundation to <br />create the most Easterly portion of my very extensive <br />driveway. This extension has been used for maneuvering <br />room for 2 trailer and for access by neighbors to their <br />otherwise inaccessible back lawns (for delivery of black dirt <br />or for trucking away cut down trees) This foundation is <br />located completely within that back corner of 100' X 100', so <br />if I retained this area, I wouldn't have to disturb this <br />existing useful driveway. <br />
