Alternate Plan for Lot #1 <br />2. <br />2. My existing garage, which in the original plat straddled <br />the line and would have to be removed before deeding, would <br />end up still all on my own lot and would not have to be <br />destroyed. Now, the garage is old but serviceable. I still <br />would probably think of replacing it as I had planned <br />eventually, but the necessity of doing it right away would be <br />avoided. <br />These three reasons: the more reasonable size of Parcel B, and the <br />possibility of leaving the garage and driveway untouched are the most <br />immediately governing motivations for my retaining the back corner of <br />100' X 100' . <br />However, a more long range possibility really clinches my desire to <br />divide the lots this way. This is in the realm of dreams for the <br />future and, in fact, might be more a project for my heirs rather than <br />anything I may be able to put into effect. <br />My present house, originally built at the turn of the Century, has <br />been a very practical one for me and will continue to be, though <br />probably a little sprawling for one person and a little energy <br />inefficient. It sits exactly centered on the line that would divide my <br />lot into two 85' wide lots, the last option for division of my land. <br />I doubt that the value of the house would warrant its being moved, <br />even the few feet that would center it on the Southerly one of these <br />projected lots. I don't think I have the financial resources to simply <br />tear the house down, sell the Southerly lot, and construct a new house <br />for myself on the Northerly one of the lots. If I did have, I would <br />most certainly want to do this, for that Northerly 85' wide lot would <br />constitute my "dream lot" for the following reasons: <br />a) All of my present driveway would still be on that lot, <br />which would be 85' wide back 200' and then would expand <br />to 100' wide in the back 100'. <br />b) The front 100' would be the "front lawn", containing <br />the detached garage which I am still hoping to construct, to <br />act as a sound buffer between the house and Cleveland <br />Avenue's noisy truck rumbles. <br />c) The house would then be situated on the driveway <br />turn -around, another 50' back, roughly in the position of <br />my present old garage. This would permit the house to be <br />positioned for maximum Southern exposure (which I have <br />learned to respect the value of in our climate, having lived <br />in my present home which has all Southern exposure for the <br />living areas), far back and buffered from Cleveland Avenue <br />noise (which is of especial importance for a professional <br />musician such as myself), and surrounded on the North and <br />East with the open vistas of the neighborhood back lawns <br />(which are all very deep and rarely occupied.) <br />
