Georg Stromme
415 Eldridge Ave. W.,
Roseville, MN 55113
Phone (612) 488-1148
April 1, 1988.
CITY OF ROSEVILLE
2660 Civic Center Drive
Roseville, MN 55113.
F
-
Request for Minor Variance - 415 Eldridge Ave W. Roseville. \\
This is a request for Minor Variance from the City Code to
build a double garage in front of my house as shown of the
attached blueprint by Merle's Construction Co. Inc.
(Exhibit 1). The dimensions of the existing property and the
proposed garage is shown on exhibit 2. Attached are also
signed statements from my immediate neighbors stating that
they have no objections to the proposed addition.
I further like to mention that the residence 4 houses down
on my street - 443 Eldridge Ave W. already has added on a
double garage exactly like the one I am proposing in front
of the house, and that the addition is a substantial
improvement to the neighborhood.
The reason for this request is that I will be retiring in
the near future, and I plan to convert the present garage
under the house to a hobby workshop. It is ideally suited
for that purpose in that it is sufficiently separated from
the rest of the house to prevent dust from entering the
living areas of the house and at the same time it can be
adequately heated from the existing heating system. I am
therefore in need of a new garage.
would like to add a 24 x 24 feet attached double garage. I
need a double garage because we are three people in the
household, and we each have one car. A single garage,
besides not meeting the needs of my family, would also be a
bad economic investment, in that the resale value of the
property would increase only slightly. A double garage on
the other hand would substantially increase the resale
value, while the extra cost would not be proportionally
higher.
As it turns out, the only place I have room for the double
garage without substantial hardship is in front of the
house. The only other possible alternative is in the North-
West corner of the property. However there are so many
drawback to that location that I can not consider putting it
up there. The main objections are:
