Roseville. \\ <br />This is a request for Minor Variance from the City Code to <br />build a double garage in front of my house as shown of the <br />attached blueprint by Merle's Construction Co. Inc. <br />(Exhibit 1). The dimensions of the existing property and the <br />proposed garage is shown on exhibit 2. Attached are also <br />signed statements from my immediate neighbors stating that <br />they have no objections to the proposed addition. <br />I further like to mention that the residence 4 houses down <br />on my street - 443 Eldridge Ave W. already has added on a <br />double garage exactly like the one I am proposing in front <br />of the house, and that the addition is a substantial <br />improvement to the neighborhood. <br />The reason for this request is that I will be retiring in <br />the near future, and I plan to convert the present garage <br />under the house to a hobby workshop. It is ideally suited <br />for that purpose in that it is sufficiently separated from <br />the rest of the house to prevent dust from entering the <br />living areas of the house and at the same time it can be <br />adequately heated from the existing heating system. I am <br />therefore in need of a new garage. <br />would like to add a 24 x 24 feet attached double garage. I <br />need a double garage because we are three people in the <br />household, and we each have one car. A single garage, <br />besides not meeting the needs of my family, would also be a <br />bad economic investment, in that the resale value of the <br />property would increase only slightly. A double garage on <br />the other hand would substantially increase the resale <br />value, while the extra cost would not be proportionally <br />higher. <br />As it turns out, the only place I have room for the double <br />garage without substantial hardship is in front of the <br />house. The only other possible alternative is in the North- <br />West corner of the property. However there are so many <br />drawback to that location that I can not consider putting it <br />up there.
