The property in question is a single-family lot occupied by a house, <br />garage, and a barn, all of which are proposed to be torn down so as to <br />accommodate the division of the land into two lots. <br />2. The property after dedication of an additional 10 feet for Dale Street <br />(43 feet to the center line) will have a north -south dimension of 170 <br />feet by 115.2 feet (east -west dimension). It should be noted that the <br />115.2 feet increases to 115.27 at the north property line. <br />3. The proposal is to divide the land into two 85 foot lots, with 85 feet <br />of frontage on Dale Street. As you know, the lots size standard for <br />the City of Roseville is 100 lineal feet of frontage on a corner lot and <br />85 feet of frontage on an interior lot. Thus, it would appear that it <br />might be appropriate to consider reducing the northerly lot to perhaps <br />80 feat, and increasing the southerly corner lot to 90 feet. The reason <br />for this is that the interior lots each require a 10 foot side yard <br />setback. The corner lot, however, has a 10 foot side yard setback on <br />the interior side lot line and a 30 foot setback along the side street. <br />Thus, theoretically a corner lot should have 20 feet more of frontage to <br />create the same building envelope area. <br />4. We have copied portions of the section map to indicate the general lot <br />configuration and lot size in the vicinity of the property in question <br />near the intersection of Transit Avenue and Dale Street. You will note <br />that the lots to the east vary from 7B feet to 94 feet. The lot <br />directly to ' the south has 90 feet of frontage. on Dale Street and a <br />depth of 150 feet. This depth would be decreased to 140 feet if the <br />additional 10 feet is ultimately added to the Dale Street right-of-way. <br />5. Across the street to the west, the corner lot measures 91.12 feet by <br />130 feet. However, if 10 feet is added to Dale Street, this corner lot <br />would have a frontage on Transit Avenue of 81.12 feet. The lots to <br />the west are 80 feet and 75 feet. Thus, a pattern of lot sizes less <br />than the 85 foot normal standard has been established in the area. <br />Under these circumstances it is normally appropriate to consider lot <br />sizes smaller than the 85 feet and 100 feet prescribed for new <br />development. <br />
