You will note from the site plan that the parcel of land to the rear of <br />the proposed parking 'ot (east side), measured according to the site <br />plan, is 100 feet by 100 feet. We have discussed the disposition of <br />this property .with the applicant's representatives and suggested that it <br />would be appropriate for them to sell this land to the City for park <br />purposes for 30 cents per square foot. This is the rate that has been <br />agreed upon with three property owners to the north Fronting on County <br />Road B, wherein the Parks Department has negotiated a sale of 43,400 <br />square feet off the south end of these properties. This represents the <br />property south of the drainage ditch which runs east -west and <br />transverses these properties. This park area is then added to the <br />existing park land to the east and south, where the City owns 400 feet <br />of frontage on County Road B. We have discussed the proposed park <br />sale with Tom Dunwell, who notes that his client is willing to sell the <br />property to the City at the agreed upon rate of 30 cents per square <br />foot. <br />B. The 10,000 square feet at the rear of the Mueller-Bies property in <br />question is on a substantial slope. This purchase would square off the <br />rear line of the existing Mueller-Bies property as indicated in the site <br />plan as submitted. The Mueller-Bies people held a neighborhood <br />meeting, at which time the contiguous property owner to the south <br />(Virginia Mason) was present. She expressed no concern regarding the <br />development proposal. There is in fact a possibility that somewhere <br />down the line her property may be added to the Mueller-Bies property <br />and,/or the ;Men's Club. This remaining house is, of course, isolated. <br />Therefore, its, future may well be some use other than as a continued <br />single-family home site. <br />9. <br />The proposal then is for a Special Use Permit for "mortuary use" to <br />which conditions might include: <br />a) Dedication of 10 feet of right-of-way for Dale Street. <br />b) Sale of the easterly 10,000 square feet to the City. <br />c) Construction' of a concrete curb on the periphery of <br />area. <br />d) Approval of final engineering plans. <br />e) Approval of final landscape plans. <br />
