Suite 1916 Minneapolis, Telephone <br />IDS Center WIN 55402 612-332.2561 <br />FINE ASSOCIATES <br />February 29, 1988 <br />Mr. Howard Dahlgren <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, Minnesota 55113 <br />Dear Mr. Dahlgren: <br />We are submitting for your review the following drawings <br />with our Application for a site plan review and a lot <br />division. <br />Encl c ,ed are two ( 2 ) sets of full size and twenty six ( 26 ) <br />sets of 82"xl1" reductions of these preliminary drawings. <br />Sheet 1 - Amended Master Plan <br />Sheet 2 - Image Sketch <br />Sheet 3 - Image Sketch <br />Sheet 4 - Landscape Concept Plan <br />Sheet 5 - Grading and Drainage Plan <br />Sheet 6 - Sanitary Sewer and Watermain Plan <br />Sheet 7 - Site Lighting Plan <br />Site <br />The entire 9.16 acre tract is located at the northeast <br />quadrant of Snelling Avenue and County Road C. The Snelling <br />Avenue Frontage Road, running from southeast to northwest, <br />defines the northern boundary of the PUD site. <br />The existing tc,pography is relatively level across the site <br />although there is a predominant drainage pattern from the <br />southwest corner northeast to an existing drainage easement. <br />There is no significant vegetation on the site. Preliminary <br />soil borings have been taken in some areas of the site and <br />indicate that the site is suitable for new building <br />development. <br />
