Mr. Howard Datl lgren <br />Page 2 <br />Project Description <br />The original approved master plan concept calls for a one <br />story retail building, a two story office building, a three <br />story office building, and an extended stay hotel. The one <br />story retail building has been built and Slumberland is <br />operating in the building. The proposed project will be a <br />two story office building with a financial institution as a <br />prime tenant. This conforms to the original concept for <br />massing and building scale, while still creating a focal <br />point at the intersection, and leaves open the corner area, <br />providing a view of the entire development from Snelling and <br />County Road C. <br />Building and Parking Setback <br />The proposed location of the building and parking area <br />throughout the development meets the minimum requirements <br />established under the existing B-1B zoning. <br />TrafficiPurking <br />Access to the proposed project is off the Snelling Avenue <br />Frontage Road and onto the interior roadway along the <br />northeast boundary of the site. The existing interior <br />roadway is 24' wide and will be widened to 30', providing <br />two way internal circulation. the proposed two story office <br />building will have a drive -up facility on its west side, <br />along Snelling. This will keep stacking lanes out of the <br />main interior circulation route. <br />The parking area has been designed to meet minimum <br />requirements for car stall size ('9 x 18' for full size and <br />8' x 18' for compacts) and drive aisle widths (24'). <br />Concrete curb and gutter will contain all the on -site <br />parking and driveway areas. There are 94 parking stalls <br />required, and 94 provided. <br />Landscaping <br />Landscaping will be used to enhance the appearance of the <br />buildings, provide visual screening at appropriate <br />locations, define access points and soften the parking <br />areas. <br />
