(AEA) is pleased to submit this material on the behalf of Pinehurst <br />Properties as a joint submittal in conjunction with Fine Associates. <br />For the "Site Plan Review" portion of the joint submittal, we have enclosed two sets of full size <br />drawings (24' x 36") and twenty six reduced copies (8 1/2" x 11") of the following drawings: <br />PAl Preliminary Site Plan (includes grading) <br />PA3 Exterior Building Elevations (4) <br />L1 Landscape Plan <br />M 1 Utilities Plan <br />El Site Lighting Plan <br />The project consists of a 71,024 square foot site with a 2 story, all brick, 18,000 square foot <br />office/bank building (9,000 square feet per floor). The bank will be utilizing 3,500 square feet, <br />with the 1.4,500 square foot balance being utilized as office space. <br />The building is set back 30 feet from the Snelling Avenue Right -of -Way, and exceeds the <br />original P.U.D. (May 24, 1987) requirements of 10 feet from interior lot lines. Required parking <br />is as follows: <br />3,500 s.f. bank ® 6/ 1000 = 21 stalls <br />14,500 s.f, office ® 5/ 1000 = 73 stalls <br />Total required = 94 stalls <br />Total provided = 94 stalls <br />30 Stalls compact ® 8' x 18' <br />64 stalls full-size ® 9' x 18' <br />Parking area drive aisles are 24' wide. The auto -bank entry drive is a 20, wide one-way drive <br />aisle. <br />
