Mr. Howard Duren <br />Page 4 <br />Amendment of the PUD <br />The site plan indicates a more efficient lot size and shape <br />than was originally proposed in the PUD. However, the <br />proposed No story office building conforms to the approved <br />PUD in size, scale, and building mass. All Che required <br />parking is within the property lines. <br />The project provides for interior access on the 30' roadway, <br />which will be shared by other owners within the PUD. <br />Circulation on -site will be two-way except for stacking <br />around the north and west sides of the building for the <br />drive -up facility. Placement of the building on the north <br />end of the site 1Paves an open view of the entire <br />development from Snelling Avenue and County Road C. <br />This project differs Vrom the original 'PUD in that the <br />proposed two story building has its long axis running east <br />and west, and has all its parking south of the building, <br />rather than having the parking divided by the interior <br />access roadway. The rest of the PUD can be accomplished as <br />shown in the proposed amended master plan, with another <br />multi -story office building, and an extended stay hotel. <br />The amendment to the PUD is consistent with the goals and <br />policies of the City of Roseville in providing more <br />intensive development through efficient use of the land. <br />This project has been designed with compatible building <br />forms, quality materials, and aesthetically pleasing <br />features such as signage, lighting, and landscaping.
