PHYSICAL ASSETS <br />The Homestead building Will communicate a large, friendly <br />house with bay windows, dormers and inviting porches in a <br />classic American Architectual style. The project will in- <br />clude 68 living units (approximately 380 sq. ft. each) which <br />open onto cluster parlors each of which are shared by four <br />living units. Each private living unit includes a full kit- <br />chen and a private bath. All units will be supported by ex- <br />tensive interior common spaces, including a full -service <br />dining room, lounges, recreational areas and other amenities. <br />(For complete details of the building, site plan, utility <br />plan and landscaping plan see the attached architectural <br />drawings). <br />Soil tests have been completed and indicate that good soil <br />conditions exist for such a development. Some existing <br />soil will have to be re -compacted and some additional fill <br />will be brought in to bring the first floor level up to ap- <br />proximately the Victoria Street level. <br />As many as possible of the existing trees and foilage which <br />now block the view of the project from the lake will be main - <br />twined. Most of the larger trees which block the lake view <br />are on the lower level of the property and will not be re- <br />moved. <br />A presentation was given to the Grass Lake Water Management <br />Organization on January 21, 1988. No objections to the pro- <br />ject were expressed as long as 6 conditions were met. The <br />six conditions are: 1) 75 foot set back adhered to 2) all <br />possible storm water drained southerly to the marsh 3) rate <br />of flow controlled to the greatest extent possible 4) method <br />devised to capture sediment 5) as much vegetation maintained <br />as possible 6) during construction that there be special <br />conditions to prevent erosion and run-off. All six of the <br />conditions are being met in the proposed plan. <br />
