To the south of the premises in question is a 4,000 square foot space <br />occupied by Farcon Inc., a roofing company which occupies 3,000 square <br />feet of the space for offices and about 1,000 square feet for storage. <br />6. The dance studio operates principally in the evening, therefore, there is <br />no conflict in the use of the parking accommodation at the site. The <br />owners of the dance studio inform us that there are five to twenty-five <br />students at a time on the site at any one time. <br />7. It would <br />appear <br />that the operation <br />of the dance studio under the <br />conditions <br />proposed does not represent <br />any deleterious impact that would <br />effect the <br />public <br />interests. It is important, however, that a permit, if <br />issued, be <br />with <br />the condition that <br />the second required fire exit be <br />provided <br />within <br />an agreed upon <br />prescribed time. The Planning <br />sl <br />Commission <br />and <br />Council may wish to <br />review the timing conditions with <br />the applicant at <br />the hearings. <br />M <br />9 <br />
