y <br />PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />2 March 1988 <br />1823 <br />Target Stores, Inc. <br />Northwest Corner of County <br />Road B and State Farm Road <br />(see sketch) <br />Approval of Variance to <br />Building Setback and <br />Parking Setback <br />1. In 1962, Roseville's Target Store occupied a building <br />originally built for the Jubilee store system (which never <br />did develop in the Twin City's Area). The Roseville store <br />is known as T-1, the first of over 300 stores in the <br />national system. As was the policy in those days, there was <br />always a supermarket next to a Target Store Many of these <br />were Applebaum Markets, which was the case here in Roseville <br />and later occupied by the Nolan Group Market system. <br />2. The Roseville store has been very successful, being at or <br />near the top in per square foot sales for the Target system. <br />This store is substandard in size and the Target people were <br />recently able to regain the use of that portion of the <br />building formally occupied by the supermarket. <br />3. Therefore, they propose to totally remodel the store on the <br />interior and exterior. They will utilize the existing <br />storage space (the north end of the building) for a sales <br />floor and utilize most of the former supermarket space for <br />stock room. In addition, there will be a 10,320 square foot <br />addition at the southeast corner of the building, to which a <br />proposed new loading dock and trash facility will be <br />accommodated. <br />4. Attached is a statement prepared by the Target people along <br />with five drawings illustrating the development proposal. <br />The staff has met with representatives of the Target <br />organization on several occasions at City Hall. These <br />representatives have been Forest Russell, a registered <br />Landscape Architect with Target Stores for many years, and <br />Dennis Anderson, Architect AIA. These gentlemen have been <br />very cooperative and helpful in working_ with the staff <br />toward a revised site plan solution. <br />yr <br />
