PLANNING CONSIDERATIONS <br />DATE: 2 March 1988 <br />CASE NUMBER: 1825 <br />APPLICANT: City of Roseville <br />LOCATION: Industrial Zones <br />ACTION REQUESTED: Amendment to I-1 and I-2 <br />Zones <br />PLANNING CONSIDERATIONS: <br />1. The City has experienced some concern regarding the <br />existence of a chemical storage and distribution operation <br />located in the I-1 District west of Prior and north of <br />County Road B-2. It has been determined by the previous and <br />current Fire Marshall in the City of Roseville that the <br />operation as conducted is a hazard and is in fact unlawful <br />in the I-1 District. <br />2. The owners of the building and the owners of the chemical <br />company agree to move the operation to land that is zoned <br />I-2 in existing structures recently built by Roseville <br />Properties (Danny Commers) and Paul Klodt, north of County <br />Road C off of Patton Road. Thus, it appears to be of mutual <br />interest to amend the zoning ordinance to provide for the <br />"storage and distribution of chemicals" as a special use in <br />the I-2 District. <br />t <br />3. Attached is a recommendation from the Attorney's Office for <br />an amendment to accomplish that objective. You will note <br />that Section II in the attached amendment to Section 10.320 <br />is pertinent to this acticn. <br />4. Secondly, the staff recommends that special uses in the I-1 <br />Light Industrial District be amended to eliminate Number 13 <br />which reads as follows: <br />"Maintenance and repair of gas cylinders; <br />distribution, sale, storage, processing and packar;.ig <br />of flammable and nonflammable gases and liquids and <br />welding supplies, except gasoline and oil products, <br />provided that the processing and packaging is done <br />within an enclosed structure and provided further that <br />the types of flammable gases and liquids to be stored, <br />processed and packaged are specified in the special <br />use per-ini . " <br />
