The property in question is the old Roseville Bowl Building, which has <br />recently been converted to a retail use. You will recall, the City's. <br />consideration of changes and improvements to the parking lot serving <br />this structure on the west side. <br />2. The _.ng is set back the required 30 feet from the front lot line <br />which is contiguous .to the service road on the west side of Snelling <br />Yf <br />Avenue. There is a 3 foot wide sidewalk within this 30 foot setback <br />for which the applicant has provided an easement. The remainder of <br />the setback is landscaped. <br />3. The applicant proposes <br />to construct <br />a pylon sign within this <br />30 foot <br />setback. As you know, <br />such a pylon <br />sign is suppose to be set <br />back the ` <br />same as a building, in <br />this case, 30 <br />feet. Being a corner <br />lot, the <br />property is allowed two <br />pylon signs. <br />A pylon sign fronting on <br />Snelling <br />Avenue, classified as an <br />expressway, <br />is allowed in the sign oridnance <br />to <br />be 1.75 square feet in <br />area and 30 <br />feet high. A pylon on <br />a local + <br />thoroughfare is allowed <br />to be 100 square <br />feet and 25 fee* high. <br />4. The applicant proposes <br />to construct the <br />sign 8 feet by 12 <br />feet, <br />equalling 96 square feet. <br />They propose to <br />make the sign 8 feet <br />wide <br />and 12 feet high so as <br />to minimize the <br />horizontal dimension of <br />the <br />sign. They propose to place the sign so as <br />to be 6 feet from the <br />face <br />of the building, which would <br />put the sign <br />within 16 feet of the <br />front <br />right-of-way. The sign <br />could be placed closer to the building than <br />6 <br />feet, though it may look <br />somewhat odd if it <br />is too close. <br />4 <br />5. To the north there are existing signs for which variances have been <br />approved. This was done primarily because the original McDonald's sign, <br />one of the oldest establishments in this portion of the City, was at one _ .. <br />time set close to the right-of-way. Therefore, a series of variances <br />have been applied here, which are approximately as follows: The <br />McDonald's sign is 20 feet back, the Kentucky Fried Chicken sign is 22 <br />feet back, and the Arby's sign is approximately 19 feet back from the <br />right-of-way. These distances were measured in the field under snow <br />conditions and may not be exact. <br />
