December 30, 1987 <br />Roseville City Council <br />Roseville City Hall <br />2660 Civic Center Drive <br />Rosevile, Minnesota 55113 <br />Re: Development of Halverson Property, <br />Snelling, Behind McDonalds and Kentucky <br />Fried Chicken <br />Gentlemen: <br />This letter serves as an explanation of our proposal to develop the above referenced <br />property. Currently, the property is undeveloped. We propose six - "quad" court yard <br />rental units for a total of 24 housing units. <br />The development incorporates the following: <br />1) Adherence to the current ordinances and parking requirements. <br />2) Significant new landscaping and planting to beautify and unify the site with <br />a <br />surrounding areas. IT <br />3) Exterior building materials shall include wood with asphalt shingles and an extensive <br />use of decorative trim. See attached elevation. <br />4) Trash enclosure, as located on plan, shall be constructed to match the adjacent <br />screen walls/housing. <br />f <br />The undersigned applicant is committed to making this development not only financially <br />successful but a quality environment for its users and ,adjacent neighbors. <br />We are convinced thatthe development will significantly improve the site. The most <br />notable improvements are: building quality, aesthetics, and image, site lighting and <br />amenities, vehicular and pedestrian traffic, and an increase in the tax base for the City. <br />We respectfully request approval of the above proposal. <br />Sincerely, <br />
