What plan or change makes this request necessary? <br />The applicant is requesting that the Comprehensive Land Use Plan be amended and <br />the existing property be rezoned in accordance witht he attached preliminary plat <br />to allow for the construction of (six) quad courtyard rental units. <br />The residential use of this property is very compatible with the adjacent properties. <br />With the purchase of the cornea duplex an access point was created to a parcel <br />that was previously landlocked. This will enable the property to be developed to <br />the best possible use while enhancing the entire neighborhood. <br />11. What is the expe <br />property values, <br />cted effect of the proposed change? (For example, on <br />health, <br />ety, parking, traffic conditions, etc.) <br />It is anticipated that the adjacent properties would increase in value as a result <br />of the proposed development. There would be no adverse affect on the health <br />and safety of the public, area residents or property users because all codes and <br />ordinances will be met. Adequate parking will be provided for all units. Traffic <br />conditions will be contained on the site. Also, access will be controlled to only <br />one curb cut along St. Mary and Eldridge Avenue side and no business traffic will <br />go through the site as a result of the proposed development. Beautifully landscaped <br />bufer areas will enhance the visual impact from the residential neighborhood. <br />
