Department Approval: <br />7 <br />REQUEST FOR COUNCIL ACTION DATE: 2/8/88 <br />ITEM NO.: <br />Manager Reviewed: Agenda Section: <br />Hearing <br />Item Description: NIPS, Inc. request for approval of a comprehensive plan <br />amendment from Business to High Density Residential, <br />rezoning from R-2 and B-1 to R-3A and B-1 to B-31 <br />special use permit for Planned Unit Development and <br />preliminary plat for six quadraminiums at 2075 Selling <br />Avenue. <br />The Roseville Planning Commissio,z, at its February 3, 1988 meeting, <br />unanimously recommended approval of the following actions concerning the <br />property at 2075 Snelling avenue. <br />1. That the comprehensive plan be amended as required. <br />2. That the site be rezoned from R-2 and B-1 to R-3A and from B-1 to <br />B-3 as required. <br />3. Approval of a special use permit for a planned unit development <br />and preliminary plat subject to the following conditions: <br />a. The development be built in accordance 'with the plans as <br />submitted and dated 12/31/87. <br />b. Curbing for all access drives and parking areas be provided. <br />C. Emergency vehicle access be provided as proposed on the east <br />side of site subject to review and approval by city Fire <br />Marshall of all access drives to the site. <br />d. Appropriate easements be provided for all utilities. <br />e. Final engineering and landscape dp ails are subject to staff <br />approval. <br />f. Architectural design of the buildings and garages, be <br />consistent with the plans submitted. <br />g. Water line and hydrant location are subject to final approval <br />by the Fire Marshall and that additional lines and hydrants <br />be provided if required. <br />COUNCIL ACTION REQUESTED: Motion to approve/deny the NIPS, Inc. request <br />for approval of a comprehensive plan amendment <br />from Business to high density residential, <br />rezoning from R-2 and B-1 to R-3A and from B-1 <br />to B-3, special use permit for Planned Unit <br />Development and preliminary plat for six <br />
