Though the existing lots in the neighborhood are <br />developable with a 5 feet setback, new lots created as <br />proposed in this application, require a 10 foot setback. <br />It appears from the drawing submitted that the proposed <br />house will conform to the 10 foot requirement. <br />5. <br />6. <br />The house on the southerly most lot will become <br />nonconforming as to side lot setback requirements, which <br />means that the house cannot be expanded unless a variance <br />is sought and approved by the City prior to issuance of <br />any building permit. <br />The approval requested is for division of -An existing <br />single-family lot. If approved, there would appear to be <br />no conditions needed since current regulations would apply <br />to the location of structures and the handling of utility <br />services. <br />
