ITEM 19 <br />Re: Information to be submitted for all application except minor variance. <br />E. Written statement by the applicant which provides the details of the <br />application. The statement will be given to the Planning Commission <br />and City Council along with the City Planner's report. <br />Gerald H. Kaufhold is a resident of Roseville, Minnesota at 2096 Fairways <br />Lane. He has conducted a business at 1123 West County Road B for ten years <br />under the name and style of Rose Galleries for the consignment and sale of estate <br />and antique rn;erchandise. <br />J.i order to enhance and facilitate his business, when the Lexington School <br />site came on the market for sale in 1986, he became interested in i' for a site for <br />a possible new auction house and the space necessary to obtain needed parking for, <br />his operation. Currently, many of his customers use the school parking lot as <br />available during his auctions. <br />After discussions and review with Buetow & Associates, Inc. and Mr. Tom r <br />Dunwell, of that firm, along with the Planning and Economic Development C onsultants <br />for. the City of Roseville, this Application and Preliminary Plat have been filed <br />which requests amendment of the Comprehensive Land Use Plan and Rezoning. <br />The proposed Preliminary Plat makes the best use of the premises for <br />all parties: (1) the City will own the land purchased for a city park which " <br />l <br />would provide a buffer to the residential area and be a valuable asset to the <br />total park system for the community that was envisioned in the Comprehensive <br />Land Use Plan; (2) the School District will accomplish the sale of a non -productive <br />asset and will use the proceeds in its budget; and (3) the Developer can use the <br />property in conjunction with his business and the highest and best uses consistent <br />with the neighborhood and location. Rezoning the existing school property <br />for a Post Office and adaptive reuse of the existing 2 story school building j <br />for commercial purposes would be compatible with the adjacent commercial properties <br />
