V <br />PLANNING REPORT <br />DATE: 6 January 1988 <br />CASE NUMBER: .1315 <br />APPLICANT: Gerald Kaufhold <br />LOCATION: <br />ACTION REQUESTED: Comprehensive Plan <br />Amendment, Rezoning from <br />R-1 to B-2 and B-1,. and <br />Preliminary Plat <br />PLANNING CONSIDERATIONS: <br />1. The Planning Commission and'Council turned down the <br />previous proposal submitted by Mr. Kaufhold for the reuse <br />of the existing Lexington School structure and site for an <br />antique mall, a Rose Gallery structure and residual use of <br />the land fcr park purposes. The zoning ordinance <br />stipulates that a similar proposal cannot be resubmitted <br />for consideration by the Planning Commission and Council <br />until a period of six months has elapsed. The current <br />proposal is substantially different, and it would appear <br />appropriate to process the current application as a <br />significantly different development proposal. <br />2. In response to the U.S. Post Office recent "request for <br />proposal", Mr. Kaufhold submitted a significant portion of <br />the T,exington School site for their consideration. The <br />Post Office subsequently selected the site for a <br />replacement for the existing Roseville Post Office, and <br />have indicated this action to the City of Roseville by <br />sending a required statement of intent to the Mayor, as <br />well as other required State and Federal agencies. <br />Mr. ,Jim Kinne, the regional person in charge of post <br />office real estate operating out of Ch.cago, has indicated <br />to us by telephone that the letter was sent out around <br />December 1. We do not have a copy of that letter as yet, <br />though it likely was sent. <br />3. Based on a portion of the land to be utilized for post <br />office purposes, Mr. Kaufhold has submitted a proposal <br />which includes three uses for the land summarized briefly <br />as follows: <br />a) Construction of a new Post Offi building (37,900 <br />square feet). <br />0 <br />
