LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />Southwest Corner of Lexington <br />Avenue and County Road B ' <br />(see sketch) <br />Comprehensive Plan <br />Amendment, Rezoning from <br />R-1 to B-2 and B-11 and <br />Approval of Preliminary Plat <br />1. As you all know, this proposal was reviewed at the last meeting of the <br />Planning Commission, at which time it was deferred to the February <br />meeting so as to allow time for the gathering of additional information <br />relating principally to the proposed development of the United States <br />Post Office on the site. Attached is a copy of our report of the <br />proposed development plan (for your convenience). For copies of <br />additional material furnished by the applicant or staff, please refer to <br />last month's complete report. <br />2. It was hoped that additional material could have been obtained from <br />the Post Office officials and/or the applicants. Unfortunately, that has <br />not proven to be the case. Tom Dunwell, the applicant's architect, has <br />tried to obtain additional information. Mr. Dunwell reports from Mr. <br />Jim Kinne, in charge of regional real estate for the Post Office out of <br />Chicago, thb� they "do have some money" and that by February 3rd <br />they would hope to have some prioritizing accomplished to know better <br />where they stand. Mr. Dunwell notes that they would like to acquire <br />". the land this year and the building next year". <br />3. With respect to traffic, the staff has secured traffic volumes for <br />County Road B as of 1985 at 8,350 vehicles and 13,150 on Lexington <br />Avenue. These counts are south and west of the intersection of the <br />two streets. These counts represent "annual daily average", which is <br />the average number of cars proceeding in both directions past a given <br />point in a 24 hour period. <br />The miost current count is 10,3U0 on County Road B and 15,100 an <br />Lexington Avenue. Mr. Janisch, Assistant City Engineer, is also <br />collecting additional data from the County Traffic Department relating <br />to the count of movements at the intersection of County Road B and <br />Lexington Avenue. <br />4. We have encouraged the Postal fepartment to send a representativ to <br />the City to review with the Planning Commission and Council their <br />criteria for site selection, other options considered, and the reasons why <br />this site was selected based on the RFP (Request for Proposal) that was <br />
