November 24, 1987
DOCUMENTATION
CAPP BOWLING ALLEY REMODELING
The Capp request will be before the City Council December 21,
1987. Essentially, the project entailed modifying the bowling
alley to retail uses. It was Gordie's contention that based on
the fact that it is simply a retail use being changed to another
retail use, the parking did not have to necessarily be modified.
After Howard reviewed the project, it was Howard's point of view
that when any retail change occurs, it should still be analyzed
as to whether the parking is appropriate for the new use.
In the case of the bowling alley, the permit for remodeling was
issued without any agreement relating to the parking. Subse-
quently, a meeting occurred with Capp in which he was asked to
modify the site to include the proper parking islands, land-
scaping, etc. Because of these changes, the new lot would
require major variances relating to setback, etc.
