Mr. Roberts notes that <br />his unique property management business requires such identity. This <br />problem, of course, exists for many offices and types of businesses that <br />office in a large structure occupied by multiple tenants. Such <br />structures may usually be identified by address or a building name, and <br />individual services are not identified on the street frontage. <br />8. It seems clear that in this case the applicant has an exposure problem. <br />The 4' x 8' sign being 32 square feet is not a significant size. <br />However, the precedence of allowing a second business sign might <br />present some problems for the handling of future applications similar to <br />this one. <br />9. The Engineering staff notes that a dedicated right-of-way from the <br />center line of Fairview Avenue as it exists in this area is 43 feet. <br />Ramsey County's master street plan Indicates a right-of-way standard of <br />49.5 feet in this area of Roseville. Therefore, according to normal <br />City policy the additional dedication of 6.5 feet is in order. Such <br />dedication Is requested of the applicant when a plat, rezoning, special <br />use permit, or variance is granted. <br />
