June 24, 1987 <br />TO: Jim Andre <br />FROM: Craig Waldron <br />SUBJECT: LEXINGTON SCHOOL <br />Howard Dahlgren and I met with Tom Dunwell and the applicant <br />relating to the Lexington School situation. At this point in <br />time, they are proposing a 40,000 square foot B-3 office on the <br />southeast portion of the property, and residential (R-2) on the <br />southwest. The required ten percent dedication will essentially <br />be in -the middle of the parcel, which would allow enough room for <br />three tennis courts, and a parking area with potential basketball. <br />use. <br />Howard and I pointed out that this does not serve the City's park <br />needs at this point in time. The applicant pointed out that he <br />could not make this deal work if he were forced to dedicate the <br />ball field. <br />The meeting concluded with the intent that the applicant again <br />develop a plan, more palatable to the City, that would include a <br />price with respect to possible City purchase of the nondedicated <br />land for softball purposes. In addition, the B-3 use adjacent to <br />the neighborhood should be changed to a more compatible use. <br />Again, the artificial price that the School Board has placed on <br />this land is, in my opinion, creating the basic problem. <br />cc: Bob Bierscheid <br />
