approvals for his uses of the site property, that the Purchase <br />Agreement will terminate on November 1, 1987. <br />The proposed Preliminary Plat makes the best use of the <br />premises for all parties: (1) the City will own the land <br />dedicated and that purchased for a city park which would provide <br />a buffer to the residential area and be a valuable asset to the <br />total park system for the community that was envisioned in the <br />Comprehensive Land Use Plan; (2) the School District will <br />accomplish the sale of a non -productive asset and will use the <br />proceeds in its budget; and (3) the Developer can use the <br />property in conjunction with his business and the highest and <br />best uses consistent with the neighborhood and location. <br />Rezoning the existing school property to allow for adaptive reuse <br />of the existing school building and new development of the <br />remaining vacant land for commercial purposes would be compatible <br />with the adjacent commercial properties along County Road E and <br />Lexington Avenue and would enhance Choir business potential while <br />creating additional tax base for the city. <br />The existing school building could be easily converted into <br />an antique shopping mail facility with classrooms used for dealer <br />display and sales areas. The vacant land at the S.E. corner of <br />the property could be developed into a compatible mixed use <br />building containing an auction house and associated office space. <br />Further, the adjacent properties would increase in value as a <br />result of the proposed development. There would be no adverse <br />affect on the health and safety of the public, area residents or <br />-2- <br />
