Also, access will be <br />controlled to only one curb cut along the Lexington Avenue side <br />and no business traffic will occur on Eldridge Avenue as a result <br />of the proposed development. Beautifully landscaped butter areas <br />and removal or renovation of some worn existing structures will <br />enhance the visual impact from the residential neighborhood. <br />-3- <br />
