i
Breckenridge Development Corporation, Case No. 1758
Page 2
conditions to a development approval. The landscape plan appears
adequate where it has been applied, though there are no proposals for
plantings to the north side of the site. The plan does not indicate any
proposed fencing either, which may be a matter of concern depending
on how that is proposed to be handled.
7. Our other concern relates to the use of the buildings materials. You
will note that the "new service shops" are proposed to be built of
concrete block. Though the existing structure is of concrete block, one
would question if it is appropriate to add a new building utilizing this
minimal material. We suggest tha, the Planning Commission and
Council review this question with Lhe applicant with the intent of
perhaps arriving at a more appropriai a material. Tip -up panels, brick,
or even stucco would be more appropriate than the painted concrete
block construction technique.
8. In summary, it appears that the ba;, c concept of the reuse of this land
for automobile agency purposes mev be appropriate as proposed. Some
consideration as to the aesthetic details are in order.
9. The proposal is for approval of a Special Use Permit to which
conditions may be as follows:
1) Sidewalk to be constructed along the Frontage of Long Lake Road
as required by Ordinance.
Z) Engineering plans be subject to engineering staff approval.
3) Additional landscaping be added to the site subject to staff
approval.
4) Building materials be adjusted as may be mutually agreed upon at
the hearing.
5) Though signs are not specifically
constructed in accordance with ordinance orequirements.
posed, that sgnage be
10. We see that a sign location is indicated on the site plan, however,
there seems to be no indication of sign size. A
Pylon
back from the right-of-way and 100 square feet in areais allowed feet
